Prospective homebuyers in the market for riverfront property in one of Colorado’s most sought-after ski resort towns are in luck — if they’re willing to shell out $105 million for the state’s most expensive listed home.
The 8.4-acre lot at 41 Popcorn Lane and 100 and 102 Difficult Lane in Aspen consists of a main house, guest house and caretaker’s house, built in 2013 along the Roaring Fork River. With property taxes set at more than $76,600 annually, the main house is priced at $72 million, while the other two are bundled at $33 million.
The property sits on “the highest” end of the price range for Aspen real estate, said Mandy Welgos, broker associate at real estate agency Aspen Snowmass Sotheby’s International Realty.
The property was first listed at the end of August, and Welgos’ agency has engaged with interested parties located outside of Colorado, both domestically and internationally.
“There’s only so many people in the world who can afford a property like this,” Welgos said.
With eight bedrooms, 10 bathrooms and three partial bathrooms, the property’s stand-out amenities include a private elevator, several fireplaces, cathedral ceilings, a chef’s kitchen and a walk-in wine room. The guest house is connected to the main house by a private footbridge.
“This property is really for someone who appreciates privacy and beauty,” Welgos said. “The river that runs through the property is like the magical piece.”
The would-be homeowners would not only get access to hiking and biking trails, but also enjoy views of Independence Pass from their new household.
Welgos declined to identify the seller.
As of late September, three other states trump Colorado on a ranking of the most expensive homes listed for sale nationwide by Point2, a division of property management software Yardi Systems Inc.: California at $250 million, Florida at $218 million and New York at $195 million.
